How Much Does Pest Control Cost in Cyprus? A Realistic Breakdown by Pest and Property Type

If you’ve just spotted cockroach droppings behind your kitchen units, heard something scratching inside a wall at 2am, or found what looks suspiciously like termite damage in a wooden beam, the first question is almost always the same: how much is this going to cost me?

It’s a fair question, and one that most pest control websites answer badly — with either a vague “it depends” or suspiciously round numbers that bear no relationship to what you’ll actually be quoted in Nicosia or Limassol.

This article is different. We’ll give you real working ranges for 2026, broken down by pest type and property, grounded in the realities of Cyprus — the climate, the building stock, the specific species we actually deal with here, and the seasonal patterns that drive pricing up or down.

The cheapest pest control is rarely the most expensive problem you’ll face. The most expensive pest control is always the one you delayed.


Why Cyprus Is Its Own Pricing Environment

The Mediterranean climate — long, dry summers with temperatures regularly exceeding 38°C and mild, wet winters — creates near-perfect conditions for a specific roster of pests year-round. German and Oriental cockroaches thrive in the summer heat. Rodents push indoors from November onwards as food sources dry up in the fields. Processionary caterpillars move through pine trees from late autumn into spring. Termites — particularly Reticulitermes species — work slowly and silently through the older timber-framed and mixed-construction properties that dominate neighbourhoods like Strovolos in Nicosia or the historic centre of Larnaca.

Then there’s the building stock. A significant proportion of Cypriot homes are 30–50 years old, built with construction methods and cavity configurations that create excellent harbourage for pests. Shared apartment buildings — polykatoikies — add another layer of complexity: treat one flat without treating the building’s common areas and pipe runs, and you’re essentially pushing the problem into your neighbour’s kitchen and back again.

Finally, proximity to agriculture matters. Homes near olive groves, citrus orchards, or carob trees — especially in the Limassol foothills, the Famagusta district, and parts of Paphos — face higher baseline pressure from fruit flies, olive fruit flies, rodents, and certain ant species. This is not a pest problem you can solve once and forget.


Cost Breakdown by Pest Type

These are working price ranges for professional licensed treatment in 2026. They assume a qualified technician, registered pesticides, and proper documentation — not a handyman with a supermarket spray can.

Cockroaches (German and Oriental)

German cockroaches (Blattella germanica) are the indoor species — they live in your kitchen and bathroom, breed fast, and are increasingly resistant to cheap over-the-counter products. Oriental cockroaches are larger, slower, and often enter from drains and external areas.

The reason cockroach treatment often requires two visits is biology, not upselling. Eggs in oothecae (egg cases) are protected from most insecticides. The second treatment catches the hatchlings before they reach reproductive age. Any company that guarantees single-visit elimination of a heavy German cockroach infestation is either lying or using a product that will leave residues you don’t want near your food preparation surfaces.

Apartment Building Residents: This Matters

If you live in a shared building and only treat your own unit, expect reinfestation within 6–10 weeks. Cockroaches move freely through shared pipe ducts, electrical conduits, and under front doors. A building-wide programme, coordinated through your building manager, is the only lasting solution — and it works out cheaper per unit.

Rodents (Rats and Mice)

Rodent pressure in Cyprus peaks between October and March. Norway rats (Rattus norvegicus) are the primary species in urban and suburban areas; house mice (Mus musculus) are the dominant small rodent indoors. Roof rats (Rattus rattus) are common in coastal areas and older properties in Limassol and Larnaca.

The proofing question is important and often skipped. Bait and traps manage the current population. Without physically blocking entry points — gaps around pipe penetrations, broken airbricks, uncapped drain inspection chambers — you will have rodents again by next winter. Termites

This is the cost conversation nobody wants to have, and the one that matters most.

Subterranean termites are established across Cyprus and cause genuinely serious structural damage to properties with timber elements — roof structures, window frames, floor joists, door frames. They are most active from spring through to early autumn. Because they work inside timber and underground, infestations are often well-advanced before they become visible.

A €500 termite quote and a €1,800 quote are almost certainly not treating the same thing. Soil barrier treatments vary enormously in chemical volume applied, depth of treatment, and perimeter coverage. Ask every company for a written scope of works before comparing prices.

Ants

Ant problems in Cyprus fall into two distinct categories: the nuisance species that trail across kitchen surfaces in summer (mainly Tapinoma and Lasius species), and the structurally significant carpenter ant (Camponotus spp.), which excavates galleries in damp or softened timber.

Bed Bugs

Bed bugs are an increasing problem across the tourist belt — Agia Napa, Protaras, and the hotel districts of Limassol — but they appear in private homes too, usually after travel or the purchase of second-hand furniture.

Heat treatment is more expensive up front but typically requires fewer follow-up visits. Chemical treatment is effective when applied properly but requires meticulous preparation by the occupant beforehand.

Wasps and Hornets

Late summer — August and September — is peak season for paper wasps (Polistes spp.) and the European hornet (Vespa crabro), both of which nest on external structures, in roof spaces, and occasionally in wall cavities.

Treat Wasps Early in the Season

A nest treated in May or June, when it contains 50–100 workers, is faster, cheaper, and safer than the same nest in August with 500–800 workers and a fully defensive colony. If you see queens building early-stage nests in spring, that's the time to act.

Regardless of which pest you’re dealing with, a professional treatment in Cyprus should always include: a written record of what products were used (active ingredient, concentration, application method), safety instructions for re-entry and food handling, and a clear explanation of what follow-up is needed and why. If a technician turns up, sprays something, hands you no paperwork, and leaves without explaining the treatment, that is not professional pest control — whatever they charged you.

Licensed pest control companies in Cyprus operate under the Department of Agriculture’s regulatory framework. Ask to see proof of licensing. It protects you legally and guarantees a minimum standard of training and product safety.

The question isn’t whether professional pest control in Cyprus is worth the cost. The question is whether the damage from waiting is worth the saving.
